Minimum Qualifications for Rentals

*Please note that we select the most qualified application and not the first application. Additionally, your application must be completed in its entirety to be considered.*

Everyone 18 years or older MUST fill out an application (this includes spouses, parents, grandparents, siblings, adult children 18 or older, etc…), even if they will not be financially responsible.

A NON-REFUNDABLE application fee of $75 per adult (anyone 18 years or older) is required at the time of application submission. Regardless of that person’s financial contribution to rent.

Financially responsible parties must have monthly combined gross income of 3 times monthly rent

2 most recent paycheck stubs

For self-employed applicants, required documents: Prior year tax returns or 1099s, W-2, or bank statements

If you have had a discharged bankruptcy, we require that you include your discharge papers with your application.

All applicants must agree to complete the Financial Verification through Rentify. Once you submit your application, a link may be emailed and/or texted to you directly from your property manager depending on your financial documents provided. If a link is sent to you, failure to complete this step will result in your application being considered incomplete.

Employment history: A minimum of 2 years of employment history, or a co-signer that meets criteria.

Photo I.D.: All applicants must provide a valid driver’s license or other approved photo I.D.

Rental History: A minimum of 2 years of rental history, prior homeownership, or a co-signer that meets criteria. Previous rental verification must be verified prior to approval (Photo I.D., signature, etc.)

Credit check: A credit report from Experian will be processed for each applicant.

Risk Mitigation Fee: Be aware that you may be required to pay a Risk Mitigation Fee which is based on an average credit score of all applicants. This fee is a monthly fee for the duration of the tenancy (added to rent). Statistically, applicants with a low credit score pose a higher risk and liability for Landlords. However, to alleviate the risk and offer the opportunity to rent, we have implemented the following scoring system:

Additional issues that may increase security deposit: Foreclosure (2x’s the monthly rent), Broken Lease or negative rental history with no existing debt (2 x’s the monthly rent), No rental history or NO credit score (2 x’s the monthly rent)

Background check requirements: No felony convictions of illegal manufacture or distribution of a controlled substance within the last 5 years. No felony convictions resulting in bodily harm or intentional damage or destruction of property within the last 7 years. No sexual related offenses for any time period.

Automatic Decline: Applicants will be automatically declined for the following: Anyone having been Evicted and/or Owing a debt to a prior Landlord. Dismissed or Petitioned Bankruptcy in the past 5 years. Falsification of application or Invalid Social Security number.

We charge a mandatory $199 lease origination fee, payable at move-in.

Pets & Service/Assistance Animals 🐶 & 🐱

Please be sure that pets are allowed in your preferred property - noted in the property description or discussed with Property Manager. NO REFUNDS of application fees or third-party fees will be given. No pets (except approved Service/Assistance Animals) of any kind are permitted without specific written permission of the Landlord, an addendum to the lease, a non-refundable pet fee, and additional Monthly Pet Management Fee are required. A third party service will evaluate cats, dogs and service/assistance animals. https://greenriverpm.petscreening.com/

Pet species other than dogs and cats, may include birds, guinea pigs, rabbits, hamsters, gerbils, and small reptiles and will be evaluated separately by Management. These approved 'other' animals will be limited to two (2) animals and must be added to the lease and approved by Management. These approved 'other' animals must be kept in a cage or terrarium and will be charged a one-time fee of $100 to be paid at move-in. Fish are permitted (please see liquid furniture section of the lease) and not included in the pet fee requirements.

If fleas are present at the time of the move-out inspection, flea treatments for the interior of the home and the yard will be ordered and charged against your security deposit
